Washington Home Inspector Insurance Requirements
Home inspection is a very niche industry with laws varying in every state. Likewise, that specificity applies to insurance for Washington home inspectors. Do you know what your insurance requirements are as a Washington inspector? Or the appropriate coverage you need to defend against claims? Since it can be difficult to find this information, we’ve done the research for you.
Unlike most other states, there are no insurance requirements for Washington home inspectors, unless performing pest inspections. But that doesn’t mean you’re immune to claims.

Professional Liability / Errors and Omissions (E&O) Requirement
No requirement, unless performing pest inspections. See below.
General Liability / Bodily Injury and Property Damage Liability
No requirement.
Pest Coverage
Inspectors offering pest inspections must have one of the following four options:
- $25,000 in E&O
- $25,000 surety bond
- $12,500 surety bond, plus $25,000 in nonoccurrence-based E&O
- $25,000 assigned account
Workers’ Compensation
Workers’ compensation requirements come from the Washington State Department of Labor & Industries. (See Insurance Requirements: Do I need a workers’ comp account?)
Since Washington is a monopolistic state, our workers’ compensation program is not available there.
